Find the Right Home with Confidence

Expert Guidance And Local Knowledge To Help You Make A Smart, Informed Home-Buying Decision

Buying a home is an exciting step, but you don't have to navigate it alone. Chris Nelson provides personalized guidance throughout the entire process, from understanding your goals and finding the right properties, to negotiating the offer and closing the sale. With local market knowledge and a commitment to your best interests, Chris helps make buying your next home easier, clearer, and less stressful.

Buying a home is exciting, but it can also feel complicated.

There are neighborhoods to compare, homes to tour, financing decisions to make, contracts to understand, inspections to review, and deadlines to meet. You should not have to figure it all out by yourself.

As your Realtor, I will guide you through every stage of the homebuying process—from understanding your goals and finding the right property to negotiating your offer, managing escrow, and placing the keys to your new home in your hand.

You Deserve More Than Someone Who Opens Doors

A buyer’s agent should do more than send you listings and schedule home tours.

You need someone who listens to what you want, helps you understand your options, researches the properties you are considering, and protects your interests throughout the transaction.

My commitment is to provide the information, guidance, communication, and personal attention you need to make a confident home-buying decision.

Whether you are purchasing your first home, moving to a larger property, downsizing, relocating, or buying an investment property, I will help you understand what comes next.

My Homebuyer Service Commitment

1. Understanding Your Goals

Our work begins with a conversation about you.

We will discuss your reasons for buying, preferred communities, price range, timing, lifestyle, and the features that matter most in your next home.

During our initial consultation, we can discuss:

  • Your homebuying goals

  • Your desired neighborhoods and communities

  • The type and size of home you need

  • Important property features

  • Your preferred timeline

  • Your financing plans

  • Questions or concerns about the buying process

This gives us a clear picture of the home you are looking for and allows us to create a more focused search.

2. Helping You Prepare Financially

Before beginning a serious home search, it is important to understand your purchasing range and financing options.

I can help you connect with an appropriate lender or coordinate with the lender you have already selected.

The preapproval process can help you understand:

  • Your estimated purchasing range

  • Possible loan programs

  • Down-payment requirements

  • Estimated monthly payments

  • Potential closing costs

  • Documents your lender may require

Having this information early can help you search more confidently and be prepared when the right home becomes available.

3. Creating a Personalized Home Search

Your home search will be based on the needs and priorities we identify together.

I will provide current property listings that match your criteria and continue monitoring the market for new opportunities.

Your personalized search may include:

  • Homes in your preferred communities

  • Properties within your target price range

  • New listings that match your needs

  • Price reductions and listing updates

  • Open-house opportunities

  • Homes with specific features

  • Properties that may require additional research

As your preferences develop, we can adjust the search to keep it focused on the homes that offer the best potential fit.

4. Researching Homes and Neighborhoods

A home is more than the building itself. Its location, surroundings, condition, price, and future suitability all matter.

When you identify a property you are interested in, I will help you gather and review available information about the home and its surrounding community.

Depending on the property, this may include:

  • Recent comparable home sales

  • Current competing listings

  • Property history

  • Neighborhood information

  • Available seller disclosures

  • Homeowners association information

  • Property features and possible concerns

  • Questions to ask before making an offer

My role is to help you look beyond the listing photographs so you can make a more informed decision.

5. Arranging and Conducting Home Tours

When a property appears to match your needs, I will arrange a private showing whenever possible.

During the tour, we will look closely at the property and discuss:

  • The home’s strongest features

  • Possible drawbacks or concerns

  • Overall condition

  • Floor plan and functionality

  • Location and surroundings

  • Potential improvements

  • How the property compares with other homes

  • Whether it supports your goals

You will never be pressured to buy a home that is not right for you. My job is to help you evaluate your options, not rush your decision.

6. Reviewing the Property’s Market Position

Before preparing an offer, I will help you review available comparable sales and current market activity.

We will consider factors such as:

  • Recent sales of similar homes

  • Current competing properties

  • The condition of the home

  • How long the property has been on the market

  • Price changes

  • Known buyer competition

  • The seller’s preferred timing

  • Your financing and budget

This information helps you decide what price and terms make sense for your situation.

7. Explaining the Purchase Agreement

A real estate purchase agreement includes more than the price you are offering. I will walk you through the important parts of the offer and explain how each decision may affect the transaction.

We will review items such as:

  • Purchase price

  • Earnest-money deposit

  • Financing terms

  • Down payment

  • Closing-cost requests

  • Inspection and investigation periods

  • Appraisal and loan contingencies

  • Items included with the property

  • Seller disclosures

  • Escrow timeline

  • Close-of-escrow date

  • Possession and key-transfer arrangements

The goal is to prepare an offer that is competitive while protecting your needs and priorities.

8. Presenting and Negotiating Your Offer

Once you approve and sign the purchase agreement, I will submit the offer to the seller’s representative and communicate on your behalf.

If the seller responds with a counteroffer, I will help you understand:

  • What the seller has changed

  • Which terms may be negotiable

  • Possible risks and advantages

  • How the response compares with your goals

  • Your available options

I will continue negotiating on your behalf until an agreement is reached or you decide the property is no longer the right opportunity. You remain in control of every major decision.

9. Coordinating the Transaction

I will help keep the process organized by communicating with the professionals involved in the transaction.

This may include coordination with:

  • The seller’s real estate agent

  • Your mortgage lender

  • The escrow officer

  • The title company

  • Home inspectors

  • Appraisers

  • Insurance representatives

  • Other property professionals

I will remain available to answer questions, explain what is happening, and help address concerns as they arise.

10. Managing Inspections and Investigations

Professional inspections can help you better understand the condition of the property before completing the purchase.

Depending on the home, your inspections and investigations may include:

  • A general home inspection

  • Roof inspection

  • Plumbing or sewer inspection

  • Electrical inspection

  • Heating and air-conditioning inspection

  • Pest or wood-destroying organism inspection

  • Pool or spa inspection

  • Additional specialist evaluations

I will help coordinate access to the property, review the reports with you, and discuss your options based on the findings. When appropriate, I can also help prepare requests for repairs, credits, or other considerations for the seller to review.

11. Reviewing Disclosures and Important Documents

During escrow, you may receive a large number of reports, disclosures, notices, and other documents. I will help you stay organized and identify documents that require your attention.

These may include:

  • Seller property disclosures

  • Natural-hazard information

  • Preliminary title information

  • Homeowners association documents

  • Inspection reports

  • Repair documentation

  • Escrow instructions

  • Transaction notices and advisories

When a question requires legal, tax, insurance, lending, engineering, or another specialized opinion, I will encourage you to consult the appropriate qualified professional.

12. Monitoring Your Loan and Appraisal

Your lender will have its own process and deadlines during escrow.

I will communicate with your lender as appropriate to help monitor important milestones, including:

  • Loan application progress

  • Document requests

  • Appraisal scheduling

  • Loan conditions

  • Final loan approval

  • Closing-document preparation

  • Funding and recording

Although the lender controls the loan process, communication between the lender, escrow, and real estate agents can help identify potential delays early.

13. Completing the Final Walk-Through

Before closing, we will conduct a final walk-through of the home.

The final walk-through allows you to confirm that:

  • The property remains in the expected condition

  • Agreed-upon repairs appear to be completed

  • Included items remain with the home

  • The property has not experienced unexpected damage

  • The home is ready for the agreed-upon possession date

This is generally the final opportunity to view the property before the purchase is completed.

14. Closing Escrow and Receiving Your Keys

As closing approaches, I will help coordinate the remaining steps with your lender and escrow officer.

These steps may include:

  • Reviewing final instructions

  • Signing your closing documents

  • Arranging the transfer of funds

  • Confirming lender funding

  • Confirming the recording of the sale

  • Coordinating possession

  • Arranging the transfer of keys

Once the transaction is complete, you can begin the next chapter in your new home.

Communication You Can Count On

You should never feel like you are being left in the dark during your home purchase.

Throughout the process, I am committed to:

  • Responding to your questions

  • Explaining each major step

  • Keeping you informed about deadlines

  • Communicating important updates

  • Helping you understand your options

  • Addressing problems as they arise

  • Protecting your confidentiality

  • Representing your interests professionally

My commitment does not end after your offer is accepted. I will continue guiding you through the transaction until the sale is complete and you receive the keys to your new home.
