Rancho Sierra Vista/Satwiwa is located at the southern edge of Newbury Park and provides access to trails, natural areas, cultural programs, picnicking, wildlife viewing, and connections toward the Santa Monica Mountains and Point Mugu State Park. The National Park Service operates the Satwiwa Native American Indian Culture Center within this area.

Newbury Park also offers convenient access to Thousand Oaks, Camarillo, Moorpark, Westlake Village, and other parts of Ventura County. Highway 101 runs through the northern portion of the community, while Lynn Road, Borchard Road, Reino Road, Wendy Drive, Ventu Park Road, and Rancho Conejo Boulevard connect the major residential and business areas.

The right location will depend on whether a buyer wants an established neighborhood, a newer planned community, a larger lot, a property near trails, easier freeway access, community amenities, or a quieter location near the surrounding hills.

Homes and Real Estate in Newbury Park

Newbury Park’s housing inventory reflects several periods of development. Buyers can find homes built during the community’s earlier suburban growth as well as properties in newer master-planned neighborhoods.

Established areas may contain single-story ranch homes, two-story traditional residences, cul-de-sac properties, homes with larger yards, and houses that have been remodeled to different degrees. These neighborhoods can offer mature landscaping and individual character, but the age and condition of major systems can vary significantly.

Buyers considering an older Newbury Park home should carefully evaluate the roof, electrical panel, plumbing materials, sewer line, foundation, drainage, heating and cooling systems, windows, insulation, previous additions, and permit history.

Newer communities may offer more contemporary floor plans, energy-efficient systems, community parks, shared recreational facilities, and homeowners association management. The community was developed in multiple phases, which means floor plans, lot sizes, association dues, gates, amenities, and ownership responsibilities differ from one neighborhood to another. Dos Vientos Community Park is a 28-acre facility with a community center and outdoor recreation areas. Dos Vientos Neighborhood Park provides views toward Boney Mountain and Sandstone Peak and is located near the Rancho Potrero Community Equestrian Center. The surrounding Dos Vientos Open Space covers more than 1,200 acres and connects with trails and natural areas near Rancho Sierra Vista/Satwiwa and Point Mugu State Park. This access can appeal to buyers who enjoy hiking, biking, horseback riding, or living near undeveloped land. Before buying in Dos Vientos, purchasers should review the specific association documents for the property. Some residences may belong to more than one association or have different community obligations. Buyers should also investigate wildfire exposure, wind conditions, insurance, landscaping requirements, local traffic patterns, and the distance from the home to Highway 101.

Central Newbury Park

Central Newbury Park includes many established residential neighborhoods near Borchard Road, Reino Road, Lynn Road, Wendy Drive, Kimber Drive, and surrounding streets. Housing includes traditional single-family homes, ranch-style residences, two-story suburban properties, townhomes, condominiums, and smaller planned developments. Homes were built during different periods and may range from largely original properties to extensively remodeled residences. Borchard Community Park is one of the area’s primary recreation facilities. The park and community center provide sports fields, courts, playgrounds, picnic areas, a skate park, and community programming. Central Newbury Park can offer convenient access to schools, shopping, parks, local services, the Newbury Park Library, and Highway 101. Buyers should consider traffic patterns, street noise, nearby commercial activity, property condition, and the quality and permitting of previous renovations.

Rancho Conejo

Rancho Conejo is located in northern Newbury Park near Rancho Conejo Boulevard, Ventu Park Road, Hillcrest Drive, and Highway 101. The area includes gated residential communities, traditional neighborhoods, townhomes, condominiums, business parks, and employment centers. Rancho Conejo Playfields is a 13-acre recreation facility with turf areas, softball fields, tennis and basketball courts, play areas, and picnic facilities. Ventu Park and Casa Conejo

Ventu Park and Casa Conejo are commonly associated with the greater Newbury Park area, but some properties are located outside the Thousand Oaks city limits in unincorporated Ventura County. These areas include older single-family homes, custom properties, hillside residences, smaller lots, larger parcels, and houses that may have been expanded or modified over time. Jurisdiction is especially important in these neighborhoods. Ventura County identifies Casa Conejo and Ventu Park separately from the City of Thousand Oaks within the county’s Second Supervisorial District. Neighborhoods Near Wendy Drive and Old Conejo Road

The eastern side of Newbury Park includes established neighborhoods near Wendy Drive, Old Conejo Road, Reino Road, and the Highway 101 corridor. Homes may include single-story ranch properties, traditional suburban residences, townhomes, condominiums, and houses on cul-de-sacs or streets near open space. Wendy Park, Pepper Tree Playfield, Cypress Park, and other nearby recreation areas serve this part of Newbury Park. The Conejo Recreation and Park District maintains numerous parks and playfields throughout the community. Buyers should compare the convenience of freeway access with possible traffic and roadway noise. A home that is close to Highway 101 may provide an easier commute, while an interior or hillside street may offer a quieter setting but require more driving on local roads.

Condominiums and Townhomes

Newbury Park has condominium and townhome communities in central Newbury Park, Rancho Conejo, Dos Vientos, and other residential areas. Attached homes can appeal to first-time buyers, downsizing homeowners, or purchasers who prefer fewer exterior-maintenance responsibilities. Community features may include pools, spas, clubhouses, gates, landscaping, private streets, or recreational areas. The condition of the homeowners association is as important as the condition of the individual residence. Buyers should review the budget, reserve study, master insurance policy, meeting minutes, pending repairs, litigation, rental restrictions, pet rules, parking, maintenance responsibilities, and history of special assessments. Buyers should also determine whether the association’s insurance policy provides enough coverage for the buildings and what additional insurance the individual owner will need.

Custom and hillside properties can be found near the edges of Newbury Park and in neighborhoods overlooking the Conejo Valley or surrounding open space. These homes may provide views, larger lots, privacy, pools, guest areas, expanded garages, workshops, or distinctive architecture. A hillside buyer should investigate the foundation, retaining walls, slopes, grading, drainage, soil conditions, vegetation, emergency access, roof, irrigation, and insurance. Rancho Sierra Vista/Satwiwa provides a major entrance into the Santa Monica Mountains. Visitors can use the area for hiking, picnicking, trail running, wildlife viewing, birdwatching, and cultural programs. The trail network connects toward Boney Mountain and parts of Point Mugu State Park.

Point Mugu State Park includes rugged hills, canyons, beaches, and five miles of coastline. Rules can change between properties managed by the National Park Service and California State Parks, including rules involving dogs and bicycles, so trail users should review current information before visiting.

Buyers who want to live near a particular park or trail should test the actual route from the property. A house that appears close on a map may be separated from a trail entrance by private property, hills, a gated community, or a major road.

Stagecoach Inn Park is located at 1509 Susan Drive and includes a creek and a large historic sycamore tree.

Newbury Park has neighborhood shopping centers, grocery stores, restaurants, professional offices, fitness businesses, medical services, and everyday conveniences along Borchard Road, Reino Road, Wendy Drive, Newbury Road, and nearby commercial corridors.

Additional shopping, dining, entertainment, and healthcare services are available throughout Thousand Oaks and the surrounding Conejo Valley. Major shopping destinations such as The Oaks and Janss Marketplace are located a short drive from many Newbury Park neighborhoods.

Buyers should consider how often they expect to travel to work, school, shopping, medical appointments, or entertainment. Dos Vientos and hillside neighborhoods may provide more separation from commercial activity, while central and northern Newbury Park can offer faster access to Highway 101 and everyday services.

Newbury Park Library and Community Resources

The Newbury Park Library is part of the Thousand Oaks Library system and is located at 2331 Borchard Road. The facility provides books, digital resources, study areas, public programs, technology assistance, and community activities.

Newbury Park Schools and Education

Public schools in Newbury Park are generally operated by the Conejo Valley Unified School District. The district operates Newbury Park High School, Sycamore Canyon School, Walnut Elementary School, and other campuses serving Newbury Park addresses.

School assignments should be verified using the exact property address. The district provides a street index and school locator that allow buyers to research the currently assigned neighborhood school.

Thousand Oaks Transit operates local bus routes serving Thousand Oaks and Newbury Park. Route 45 connects Newbury Park with Rancho Conejo, and other transit services provide connections to locations throughout the Thousand Oaks area.

Commute times can vary considerably depending on the neighborhood and time of day. Dos Vientos and southern Newbury Park provide access to open space but require more travel along Lynn Road or Borchard Road before reaching Highway 101. Rancho Conejo and northern neighborhoods may provide faster freeway access but can be closer to business parks and major roads.
